When you decide to sell your house the first thing you will need to know is, what is my house worth?
Below is a list of tips and ideas on how to find this out:
1. The traditional, and probably still the best method is to get a separate valuation from three local estate agents. Local accredited agents will have the knowledge and expertise to provide you with an accurate valuation of your property. The majority of estate agents will offer a free valuation service with no obligation to proceed and therefore you have nothing to lose.
2. The internet now has numerous websites providing free online valuations, but should be taken with a pinch of salt, as a physical inspection of your property will provide a more accurate valuation. Rightmove and Zoopla can provide you with an instant online valuation.
3. Simply google it ie. search “For sale your street name or your post code” This will show if there are any current listings of any properties for sale in your area.
4. Research what properties have actually sold for, using government websites. HM Land Registry, Registers of Scotland, and Land and Property Services Northern Ireland all provide actual sale price figures rather than asking price.
